Developing a Build-to Suit Pro Forma: What is myth and what is chaos !

This course will teach you how to calculate a BTS rental rate in a lease proposal to an office, industrial or retail tenant. It will also  arm the tenant representative in his/her negotiating leverage with a developer landlord. Students will learn how to maximize profits and analyze projects before a commitment is made, enabling you to “walk away” from a deal to eliminate a possible loss. This seminar is truly a course on “wealth building” and understanding build-to-suit development pro formas. You will learn detailed components of hard and soft costs, calculating a first year break-even rental rate and BTS rental rate, FAR, land development metrics, and determine return on and off equity. You will need to bring your financial calculator to work case studies. Various metrics will be presented to understand why projects are destined for failure.

From the Perspective of the Landlord, Broker and Tenant

 

The course will arm the commercial leasing broker in negotiations from different perspectives of landlord, tenant and lender issues and to better advocate for their client whether office, industrial or retail sectors. The broker will learn the compromising alternatives and identify “red flags” in their client’s decision-making process for more effective lease negotiations. We will cover such clauses as: Parties, Security deposit and LOC, Preparation of space, force majeure, surrender/yield-up, reimbursements, real estate taxes, brokerage, SNDA, recording and termination rights, consequential damages and other relevant issues in today’s commercial lease document.
